Conveyance of a house and premises in Peverell Road Porthleven Cornwall

This Indenture made the ninth sixth day of September One thousand nine hundred twenty four Between John Peverell Rogers of Penrose in the County of Cornwall Captain Royal Artillery (retired) (hereinafter called “the Vendor”) of the one part and Jessie Rowe of 9 Wellington Road Porthleven in the said County widow (hereinafter called “the Purchaser”) of the other part Whereas the Vendor is seized of the hereditaments hereinafter assured for an estate in fee simple in possession subject to the Lease hereinafter mentioned but free from all other incumbrances Now this Indenture Witnesseth that in consideration of the sum of Six Hundred pounds by the Purchaser to the Vendor paid on or before the execution of these presents (the receipt whereof he hereby acknowledges) He the Vendor as beneficial owner hereby conveys unto the Purchaser and her heirs All That house and premises situate in Peverell Road Porthleven aforesaid known as “Pentre” now in the occupation of Miss Gillett and more particularly delineated in the plan hereon and thereon coloured marginally red Excepting nevertheless and hereout Reserving all mines metals and minerals with power of the vendor his heirs and assigns and his or their lessees tenants and workmen and any other person or persons entitled to do so to enter upon the said premises to search work for and carry away the same he and they making reasonable compensation to the Purchaser her heirs and assigns and her and their lessees and tenants for any building or land part of the said premises that maybe damaged or destroyed thereby to be settled in case of dispute by arbitration To hold the same with the appurtenances except as aforesaid unto and to the use of the Purchaser her heirs and assigns subject to any tenancies therein and subject nevertheless to but with the benefit of an Indenture of Lease thereof made the 6th day of October One thousand eight hundred and eighty five between the Vendor of the one part and Mary Jane Bowden of the other part In Witness whereof the said parties to these presents their hands and seals the day and year first before written.

Note: The house is now named Pentre but whilst it is stated to be in Peverell Road the accompanying plan (not included here) clearly states Peverell Terrace.
