Conveyance of hereditaments known as Pentre situate at Porthleven in the County of Cornwall

This Conveyance is made the eighth day of April One thousand nine hundred twenty six Between Jessie Rowe of Peverell Road Porthleven in the Parish of Sithney in the County of Cornwall widow (hereinafter called the “Vendor”) of the one part and Chatterton Eric Elliston of Porthleven in the said County Doctor of Medicine (hereinafter called the “Purchaser”) of the other part Whereas the Vendor is seized in fee simple in possession free from incumbrances of the property hereinafter described and has agreed to sell the same to the Purchaser for the like estate in possession free from incumbrances at the price of Eight hundred and fifty pounds Now this Deed  Witnesseth as follows in pursuance of the said agreement and in consideration of the sum of Eight hundred and fifty pounds on or before the execution of these presents paid by the Purchaser to the Vendor (the receipt of which sum the Vendor hereby acknowledges) the Vendor as Beneficial owner hereby conveys unto the Purchaser ALL that House and premises situate in Peverell Terrace Porthleven aforesaid known as Pentre with the appurtenances thereto belonging late in the occupation of Miss Gillet and now unoccupied Excepting nevertheless and reserving all mines metals and minerals which are reserved to the owner for the time being of the Penrose Estate in the said County under an Indenture of Conveyance dated the ninth day of September One thousand nine hundred and twenty four and made between John Peverell Rogers of the one part and the Vendor of the other part with power of the owner of the said estate for the time being and his lessees tenants and workmen and any other person or persons entitled to do so to enter upon or under the said premises to search work for and carry away the same he making reasonable compensation for any building or land part of the said premises that might be damaged or destroyed thereby the amount to be so paid in case of dispute to be settled by arbitration To hold the same unto the Purchaser in fee simple In Witness whereof the parties aforesaid to these presents their hands and seals have set the day and year first before written.
