Conveyance of a dwellinghouse and premises known as “Pentre” and two pieces of land all situate in Peverell Terrace Porthleven Cornwall
THIS CONVEYANCE is made the eleventh day of March One thousand nine hundred and forty six Between Chatterton Eric Elliston of “Pentre” Peverell Terrace Porthleven in Borough of Helston in the County of Cornwall Doctor of Medicine (hereinafter called “the Vendor of the one part and George William David Reeves aforesaid Doctor of Medicine (hereinafter called “the Purchaser”) of the other part Whereas the Vendor is the estate owner in respect of the of the property hereinafter described and intended to be hereby conveyed subject as hereinafter mentioned but otherwise free from in cumbrances and has agreed to sell the same to the Purchaser for a like estate at the price of Two thousand five hundred pounds NOW THIS DEED  Witnesses as follows:-
 
1. IN pursuance of the said agreement and in consideration of the sum of Two thousand five hundred pounds now paid by the Purchaser to the Vendor (the receipt whereof the Vendor hereby acknowledges) the Vendor as Beneficial Owner hereby conveys unto the Purchaser ALL the property described in the schedule TO HOLD the same unto the Purchaser in fee simple Subject (a) as to the property first described in the said schedule to the reservation of mines metals and minerals contained in a certain Conveyance dated the Ninth day of September One thousand nine hundred and twenty four made between John Peverell Rogers of the one part and Jessie Rowe of the other part (b) as to the property secondly described in the said Schedule to the reservation of mines metals and minerals contained in a certain Conveyance dated the Seventh day of August One thousand nine hundred and twenty six made between the said John Peverell Rogers of the one part and the Vendor of the other part (c) as to the property thirdly described in the said Schedule to the reservation of mines metals and minerals contained in a certain Conveyance dated the Twenty forth day of May One thousand nine hundred and forty five between the said John Lionel Rogers of the first part the said John Lionel Rogers and John Percival Rogers of the second part and the Vendor of the third part and (d) as to the property thirdly described in the said Schedule to the covenants restrictions and stipulations contained in the said Conveyance dated covenants reservation of mines metals and minerals contained in a certain Conveyance dated the Twenty forth day of May One thousand nine hundred and forty five so far as the same are still subsisting and capable of taking effect.
 
2. THE Purchaser with the object and intention of affording to the Vendor a full and sufficient indemnity but not further or otherwise hereby covenants with the Vendor that the Purchaser and his successors ion title will henceforth observe and perform the said covenants restrictions and stipulations so far as aforesaid and will at all times hereafter keep the Vendor and his estate effectually indemnified from and against the consequences of any future breach non-observance or non-performance thereof.

THE SCHEDULE above referred to.
FIRST ALL THAT dwelling house and premises situate in Peverell Terrace Porthleven in the Borough of Helston in the County of Cornwall known as “Pentre” Together with the appurtenances thereto belonging And which said dwelling house and premises are by way of identification only more particularly delineated on the plan drawing in the fold hereof and thereon coloured Pink SECONDLY ALL THAT piece or parcel of land also situate in Peverell Terrace Porthleven aforesaid and coloured Blue on the said Plan and THIRDLY ALL THAT piece or parcel of land adjoining the premises secondly hereinbefore described and coloured Brown on the said Plan.
