The general accommodation consists of the ground floor having an L-Shaped lounge/dining room, kitchen, rear utility room and shower room. And the upper floor comprises three bedrooms (that can accommodate six) and the bathroom. 

Now for each room in turn and the quirks that you need to be aware of.

Front Conservatory:

The entrance is to the right hand side of the conservatory with double doors into the Lounge/Dining Room into which you step down!  The conservatory affords good protection for the rest of the house and is a sun trap!  There is lighting and a stained glass panel over the double doors. At one time there was glazing behind the panel but this had to be covered over to house the electrics on the inside.  The stained glass panel with light behind was the best we could do to create an original feel.  Try the centre switch below! 

Lounge/Dining Room:

Some of the granite walls are exposed – enjoy!  The electric services are over the front door (as mentioned above); you will probably not need to access the switches.  If you need heating, but you will probably not in the summer months, the main switch is the leftmost one.  The heating is by means of electric storage radiators.  The fireplaces have been swept and sealed and are intended for decorative use only. 

Kitchen:

This fully modernised kitchen is entered from the dining room.  There is an oven with hob and extractor hood.  Work surfaces and cupboard space abound. 

Rear Utility Room:

This houses the fridge freezer and washing machine. Door to rear.

Shower Room:

This is a fully modern fitted shower room with sink and WC. This room demonstrates the thickness of the walls – see the window!

Staircase:

Accessed from the dining room.  Mind your head! And mind the low step between the bathroom and landing.  Enough said!

Master Bedroom:

A completely modernised double room with a range of fitted wardrobes, side cabinets with corner alcove features and cupboards over.  Door to balcony.

Balcony:

Above the conservatory, this is a pleasant area to sit and read, soak up the sun, and watch the world go by.  Please be warned that this is not an area for children or adults who do not take care.  If in doubt – don’t go out!

Front Bedroom:

This is a comfortable double room with double wardrobe, chest of drawers and bedside cabinet.

Rear Bedroom:

Contains two bunk beds a double wardrobe and chest of drawers. It could also be used as a study.

Bathroom:

Largely tiled throughout it consists a modern bath with shower, washbasin and WC.  The cupboard houses the shaver point and also a modern pressurised hot water tank with two immersion heaters.  These appliances are switched on by a time-switch and have both bath and shower positions.  You may alter the shower/bath position and time-switch for your comfort but the shower position often provides plenty enough hot water. 

Garden:

Is reached via the dining room rear door or from the rear of the property.  It is ideal as a BBQ area and ideally sized for the unenthusiastic gardener.  But enjoy the fuchsia by the back door.

Just a few more notes about the premises:

As the house is a period property, furniture, especially bedroom furniture, is difficult to install (usually requiring to be constructed in situate).  For this reason the property is partially furnished.  Tenants my install extra furniture if they wish for which the Tenant takes full liability.

No land telephone line is connected. Vodafone mobiles will not operate in the house due to the transmitter location and the thick walls, however, they do work on Peverell Terrace just a few paces up the hill.  Orange and T-Mobile phones operate best in the village and a signal is often obtainable in the house.  A BT pay phone is situated by the harbour.

Tenants may have the telephone line connected by BT or supplier of their choice.  All Agreements and Charges are the responsibility of the Tenant.

We do not supply a TV or any other entertainment facility.  Any requirement for a TV License is the responsibility of the Tenant.  Both digital TV and digital broadcast radio (DAB) is currently unavailable in the village.

Satellite

A satellite dish is not installed.  However, subject to agreement with the Landlord(s), who shall consider the application with due concern over placement, environment and local beauty & amenity, if the Tenant wishes to install a dish, this shall be subject to agreement with the Kerrier District Council Planning Department at the Tenant's cost and also at the Tenant's cost, liability & responsibility for the equipments throughout and for the whole term of the agreement with the supplier irrespective of the termination date of their Assured Shorthold Tenancy Agreement.  Upon termination of their Assured Shorthold Tenancy Agreement the Tenant shall leave in situate all fixed cabling and/or fixed satellite dish that has become freely part of the property and shall relinquish claim of such passing on to the Landlord(s) all rights and privileges of said equipments.  The Tenant will also remain responsible for the return of any other equipments to the supplier under their contract with the supplier.  The Tenant shall indemnify the Landlord(s) for any costs and/or responsibilities arising from the installation of a satellite system and shall repair and/or make good to the Landlord(s) written satisfaction any damage caused by such installation.
